JOB OBJECTIVES:

Villa Saint Joseph, located in Darby, Pa is a residential home for retired Priests of the Archdiocese of Philadelphia.  Villa Saint Joseph staff are responsible for the care, comfort and safety of our residents in all activities of daily living. We provide a comfortable and friendly place to work in a family-like setting.

Villa Saint Joseph is looking for a full-time Facilities Maintenance Manager to join our team. Position requires you to be flu vaccinated.

The Facilities Maintenance Manager is responsible for the overall upkeep of the facility, including the building, building systems and equipment, grounds, and vehicles.

JOB STANDARDS:

  • Specialized facilities, maintenance management training and certification preferred. Associate or bachelor’s degree with technical training in plant engineering or factory/plant maintenance preferred.
  • Minimum of 3 to 5 years of progressive experience and responsibility in a maintenance field, two of which were holding a supervisory position directing multi-functional maintenance staff
  • Strong mechanical aptitudes, and a working knowledge of electrical and mechanical systems
  • Excellent trouble shooting and diagnostic skills
  • Ability to define problems, and resolve them quickly, familiarity with local building codes and OSHA regulations
  • Familiarity with all current health and safety regulations
  • Requires strong supervisory skills, coupled with excellent oral and written communication skills
  • Ability to work well with ever changing priorities and/or situations
  • Must be a self-starter who can work well with people at all levels in all departments
  • Strong organizational and analytical skills
  • Knowledge of simple computer programs (Word, Excel, PDF, for example)
  • Knowledge of current state and federal laws and regulations that apply to the practice of physical plant and equipment maintenance in long term care.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

The essential functions include, but are not limited to the following:

  • Managing the maintenance of the building, grounds, equipment, and plant facilities
  • Installing, moving, repairing, and removing equipment within the building
  • Staying within compliance of all OSHA regulations
  • Contact with all outside contractors and coordinate their activities while in the building
  • Supervising in-house maintenance staff

JOB RESPONSIBILITIES AND DUTIES:

The Facilities Manager will:

  • Maintain all essential mechanical, electrical and patient care equipment in safe operating condition.
  • Apply building and safety codes to ensure that services provided meet acceptable standards of quality.
  • Participate and oversee the departmental budget, ordering supplies and tracking inventory. Collaborate with the Administrator all financial information regarding the department’s financial needs and status.
  • Interview prospective staff, conduct performance evaluations, and conduct disciplinary actions as appropriate for a supervisor.
  • Respond to change productively and handle additional tasks/projects as assigned. Respond to the needs of residence 24 hours a day, 7 days a week with additional maintenance staff
  • Assure the completion of scheduled maintenance throughout the physical plant including all equipment.
  • Test the emergency power system(generator) to ensure availability of power to entrances, exits, fire detection alarms and extinguishing equipment and life support systems in the event of electrical supplies are interrupted.
  • Manage the essential equipment (e.g., boiler room equipment, nursing unit/medication room refrigerators, kitchen refrigerator/freezer, and laundry equipment) in operating condition.
  • Analyze the hot water system on a regular basis to evaluate water temperatures in essential locations of facility. Monitors for the acceptable range of temperatures and immediately start repairs to eliminate hazards for facility residents, staff, and others.
  • Survey residence and grounds for signs of rodents or pests. Contact pest control, if needed, to eliminate rodents and pests.
  • Maintain the residence ventilation system to provide good air movement with acceptable temperature, humidity, and odor levels.
  • Delegate staff to maintain resident’s vehicles and ensure timely checks, etc.
  • Collaborate with other departments to identify and accommodate individual resident needs and preferences.
  • Perform quality assurance functions, including monthly rounds. Initiate corrective actions as appropriate.
  • Develop and updates maintenance policies and procedures as needed.
  • Inspect the recording of all logs and record keeping of maintenance activities as required.
  • Establish and maintain a preventive maintenance program with log records.
  • Collaborate with the maintenance staff and administrator for information and suggestions to improve the quality of maintenance services.
  • Keep current skills and knowledge through continuing education. Applies information to job responsibilities.

EQUIPMENT:

The Facilities Manager will be expected to be familiar with and operate a department machinery and equipment, e.g., Boiler, fresh air/ventilating systems, electrical and mechanical systems, water supply and sewage disposal systems, heating and cooling systems, power equipment, hand tools, electrical tools and motor vehicles.

 PHYSICAL REQUIREMENTS:

  • Lift, carry, push, pull objects more than 100 lbs.
  • Cognitively and constantly understand theories behind several related concepts pertinent to electrical, mechanical, plumbing, ventilation, heating, and cooling systems.
  • Comprehend, remember, and follow multiple instructions/directions given to self/others, frequently amidst noise and constant interruption while concentrating on fine detail and tasks.
  • Use sufficient vision and color discrimination to read and interpret gauges, documents, etc. and perform electrical installation and repair.
  • Adequately hear to receive verbal instructions, answer phone calls, respond to emergency alarms and communicate effectively with others.
  • Speak clearly to report conditions to the administrator and communicate effectively with contractors, staff, residents, and others.
  • Perform all body mechanics, having functional mobility and physical strength consistent with essential job functions.
